Short-Term Rental Agreement
CHECK-IN INFORMATION: The condo uses a self-check-in system.
Check-In time is 3:00 p.m. or later. Please plan your trip accordingly, as entry is not available until the condo is cleaned and inspected. Occasionally, we may need the hours of 3:00-4:00 p.m. to perform additional cleaning or maintenance. No check-in is permitted unless your reservation has been paid in full including all fees and we have received a copy of your government issued identification, and you have been sent a code to the building entry door and to the condo entry door along with the physical address of the building.
EARLY CHECK-IN: Early check in might be available for a fee, depending on occupancy levels. To inquire about early check-in, please contact the office. You will be notified if we either can or cannot provide the service so that you may plan your trip accordingly.
CHECK-OUT TIME: Check out time is 11:00 a.m. Late checkout may be available for a fee, depending on occupancy levels. We must have time to clean and inspect all properties for arriving guests. An unapproved late check-out will result in additional charges to your rental account equal to one night’s rent and will prevent you from renting the condo in the future. Please return all items to the rental unit. If you have turned on the ac/heating please set the air conditioning to 75 degrees in the summer months and heating to 68 degrees in the winter months, please also let the fans run in each room.
NO SMOKING!!! THERE IS ABSOLUTELY NO SMOKING ALLOWED IN THE CONDO OR ON THE BALCONY AREAS OF THE CONDO COMMUNITY. A violation of this stipulation will result in additional cleaning charges up to $300; this may include professional ozone machine services. Smoking in the condo is not considered accidental damage; remediation is not covered by the Damage Waiver.
Damage Waiver: All reservations booked after September 1, 2019 require a damage waiver fee to be paid at the time of booking. This fee covers up to $500 of accidental guest damage to the condo. You, as the responsible party, must report any damage caused during your stay for this waiver to apply. Any damage resulting in charges over $500 or not reported to management, will be charged to your credit card on file.
QUIET TIMES: You shall not make or permit anyone whom you give permission to enter the building or unit to make any noise or disturbance which will interfere with the rights, comforts or convenience of other guests or tenants. Quiet hours are from 10 pm to 8 am central standard time.
BALCONIES OR OUTSIDE AREAS: All areas outside of the unit, entrance way, balconies and stairs will be kept free and clear of anything which would detract from the appearance of the condo community. This rule applies to all toys, bicycles, tricycles, trash, banners, decorations, and garbage. You are not permitted to use any barbeque grills and cookers on balconies or in breezeways.
DAMAGED OR MISSING ITEMS: You assume full responsibility for any items missing from the rental property or damage due to misuse, negligence, misconduct, or other action/inaction on your part as well as anybody invited or uninvited during your stay. This includes missing stained or damaged linens and towels. With the historic nature of the building, you are not permitted to attach anything to the outside of the unit or building.
DEPARTURE CLEANING SERVICE: Departure cleaning is provided upon check-out and is included in your reservation total.
Before you leave at 11am, please place any debris in the garbage and take all trash to the designated area. Please place all dirty dishes in the dishwasher and then start the dishwasher cycle prior to leaving. We will have a cleaning crew come to finish cleaning. This cleaning is basic, and refunds will not be made if cleaning is unsatisfactory to guest. We will, however, send a housekeeping team ASAP to correct the cleaning discrepancy. Every property is inspected prior to check-in and after check-out and you may be billed if extraordinary cleaning is required.

TRANSFER: In the event the rental property becomes unavailable after being booked, the guest shall have the option of either cancelling the reservation without penalty or rescheduling to an available condo. If requested, all monies will be refunded without penalties.
CANCELLATIONS DUE TO HURRICANES: We will only refund unused days or cancel reservations without penalty in the event of a MANDATORY evacuation. Cleaning and reservation fees are not refundable. No refunds will be given for nights evacuated on MONTHLY Reservations.
CANCELLATIONS OR RESERVATION CHANGES DUE TO PANDEMIC: Cancellations or reservation changes due to the Covid-19 pandemic will no longer be honored on reservations booked after October 1, 2021. Please see our cancellation policy below.
CREDITS FROM PREVIOUS CANCELLED RESERVATIONS: If you are rescheduling your reservation or if you are using a previous credit to purchase your reservation, in part or in full, the new reservation is not eligible for refund and the reservation dates cannot be changed. We are no longer offering credits for covid-19 cancellations.
NO REFUNDS FOR EARLY CHECKOUTS: Cancellations or early departures due to inclement weather do not warrant any refund of rental amount.
CANCELLATIONS: If your reservation must be cancelled, for any reason, the following cancellation policy applies to all reservations.
-Cancellation within 24 hours of booking will result in a 5% cancellation fee.
-Cancellation 30 days or more before scheduled arrival date will result in a cancellation fee of $350.00.
– Cancellation less than 30 days before the scheduled arrival date all money paid will be forfeited.
– Cancellation of a reservation made using a credit issued by VacayNola or rebooking of a previously cancelled reservation, are nonrefundable regardless of the scheduled arrival date.
MAY I BRING MY PET? WE DO NOT allow pets/animals. A minimum $500.00 (Five Hundred Dollars and Zero Cents) charge will be assessed if the cleaning service determines that ANY pets/animals were in the rental unit.
LIMITED OCCUPANCY: The vacation property should not be used or occupied by more than the advertised number of occupants allowed at any one time including family, children and tenant’s guests. Exceeding the occupancy will result in eviction and rent forfeiture.
PARKING: Parking is your responsibility. There are many parking lots near the building in which you will be staying. You agree to park in the designated areas only and to park in such a manner as to not hinder the full use of the driveway areas.
LAUNDRY: A washer and dryer are supplied with the condos and are available for use during your stay.
INTERNET: High speed internet access is available. Wireless encryption keys are used and can be found in the guest book supplied in your vacation rental. For best results, it is recommended that you limit the number of connected devices to 6 per condo.
LOST & FOUND: Although we cannot be held responsible for items left behind, we do make every effort to locate and return them to you. Contact our office and items found will be shipped via FedEx. The cost of shipping and a $25.00 handling fee will be charged to your credit card. Unclaimed items will be donated to local charities after thirty (30) days.
By electronically signing this agreement, Tennant(s) agree to abide by the above conditions and hereby swear that the information provided is true
